5 Home Upgrades Millennials Couldn't Care Less About

Despite being called out for their ineptitude at saving money and their overwhelming fondness for spending it on experiences instead of things, millennials actually do desire financial stability—especially if it means they can buy a house.

So what kind of homes do they want? According to real estate professionals, a large majority of millennials seeks out properties that are move-in ready—with plenty of room for customization.

"They care more about the home being clean and in good condition," says Mary Katherine Spalding, a Realtor® associate with Helen Painter Group in Fort Worth, TX. "Cosmetic changes are much easier to make, and millennials are a generation of DIYers.”

But home sellers are also becoming well-versed in what they don't want. If you're looking to attract millennial buyers, be forewarned: These home upgrades will turn them away from your home faster than you can say, "What's your Wi-Fi password?"

1. Over-the-top landscaping

A spacious, well-manicured yard was the pride and joy of earlier generations that didn’t mind working up a sweat mowing and fertilizing their lawns. But that's not the case with busy millennials. They prefer cultivating indoor plants—and the convenience of an outdoor space that's easy to maintain.

Jason Duff, founder and CEO of Small Nation, a real estate development company in Bellefontaine, OH, says millennials prefer to have landscaping beds (for growing a vegetable garden?) and other green-filled areas that look nice, are easy to maintain, and can be set up for quality time with pets.

2. A formal dining room

Mom and Grandma may have cherished dinner time in their fancy dining room with matching plates, sterling silver flatware, and gold-plated tea sets. But younger buyers tend to consider that dedicated room a stuffy waste of space.

Duff says young buyers enjoy cooking in their kitchen and want to eat in or near their kitchen, too.

“Most millennials don't care about formal dining rooms," says Duff. "It was a fixture for many homes in previous decades, but today dining tends to happen close to the kitchen—from the convenience of a meal home delivery box like Blue Apron—or on the go.”

When it comes to gathering for a meal, millennials appreciate the laid-back simplicity of breakfast nooks and bar stools.

3. A designated floor plan

Older generations may be satisfied with a mapped-out floor plan that designates a living room, kitchen, and dining room, but millennials seek multifunctional rooms. Think wide-open spaces that make the home feel like one flowing space.

“Where homes traditionally would have separate rooms, millennials are gravitating toward having large, open rooms that bring these all together like kitchens with breakfast bars or islands that open to the living space,” says John Steele, a real estate agent with Team Steele San Diego Homes in California.

4. Brand-new carpeting

If you're considering sprucing up your home before you sell, think twice before spending money on installing new carpets. Millennials are moving away from carpeting in favor of bare floors with statement rugs.

“There are some buyers that like it in the bedrooms, but in the living spaces, laminates, tile, hardwood, and engineered hardwood are much more popular,” says Steele.

Another reason to stick with noncarpeted flooring is that it's more pet-friendly—and millennials love their pets. Carpeting can absorb and retain odors, stains, and hair, and pet cleanup is easier on a hardwood floor.

5. Memorabilia and game rooms

Millennials aren’t defined by their possessions—and they definitely don’t want to showcase them in a room. So if you're thinking about staging a room where the owners can show off their stuff, think again.

“Millennials may be a little different than previous generations in wanting to keep, collect, and show off all that they have accumulated," says Duff. "Put away the pool table and think digital,” says Duff.

Millennials live a more digital existence, so Duff recommends staging your game area in a media room with a large TV or projector and maybe even surround sound.

Should You Do Home Upgrades Now ... or Right Before You Sell?

Home sellers are often told to make upgrades to their house before they sell ... but when is the best time to get those home improvements underway, in terms of scoring the best ROI?

It's a tough balance to strike. After all, the sooner you remodel your kitchen or retile the bathroom, the more you'll get to enjoy it all yourself. But if you make those improvements too long before you sell, you risk them looking run-down and outdated by the time you want to market your home. So, when's the right time to give the green light?

If you're agonizing over such questions, we can end your misery now—in a good way! Here’s how far in advance of listing your home you should do certain home improvements, so they'll still look fresh enough to fetch top dollar.

7 to 10 years out

Well, you’re quite a planner, aren’t you? That’s cool … we’ll play the long game with you. Here are upgrades you can safely undertake when you still have significant time until your sale.

1. Redo your landscaping

This is truly one of the few housing projects that gets better with age, since shrubs and trees only improve as they mature. And, bonus: It's likely that it will never look dated, says Lisa Shiroff of Leafy Green Landscaping in Buena, NJ. However, she cautions, think twice about unique or difficult-to-maintain items if you are concerned with resale value—we’re talking elements like a meditation nook, bocce ball court, or koi pond.

“Most people are not willing to invest the time, energy, or finances to maintain those areas, so keep your additions relatively mainstream and user-friendly,” Shiroff says.

2. Update the garage door

Believe it or not, updating your garage door is the top upgrade you can make in terms of return on investment.

“Curb appeal is key when you’re getting ready to sell your home, and garage doors can dramatically improve the look of your home,” says Matt Edstrom of GoodLife Home Loans in Laguna Hills, CA. Since garage doors can last for up to 40 years, this is an update you can enjoy right now, without worrying about taking a depreciation hit.

3. Replace your roof

If your roof is more than 20 years old and you plan on selling, you may want to replace it, suggests Taylor Willson, owner of Willson Home Inspection Inc. in Tampa, FL. For one thing, you may receive immediate savings from your insurance company, he says, and beyond that, “A newer roof is a great selling point.” Choose a hardy material, like concrete tiles or asphalt shingles, that have a long useful life.

4. Keep up on repairs

Repairs should have a permanent spot on your “to do” list. If it’s broke, then, yes, please fix it.

“Don’t put off repairs while you wait for the optimum time,” says Cristina Miguélez, remodeling specialist at Fixr.com. “They help your home retain value and can keep a small problem from becoming exponentially bigger.”

5 years out

This is a good time to start thinking about big-ticket items that will affect your resale and that you won’t want to pay for all at once. Here are some to consider.

1. Replace major systems

We’re talking HVAC systems, plumbing … anything whose average life expectancy is relatively long, and where you want your listing to showcase that these key systems are less than five years old. Replacing them now allows you to enjoy the improved operation and potential energy savings, while avoiding a concession in the sale price when the time comes, Willson says.

2. Check on anything with a warranty

This is also a good time to do a check on any items that have a current warranty—such as windows and appliances—while they are still covered, suggests Frances Dawson, with Re/Max Executive at the Lake in Cornelius, NC.

3. Switch out your front door

Another important element of “curb appeal,” your front door can really make your house pop, says Edstrom, as well as potentially increase your energy efficiency. Front doors can last for decades, but they are also exposed to the elements, so this is a good time frame to allow you to enjoy the aesthetics and energy savings, without running the risk that it will look too weathered come sales time.

2 years out

Two years is nothing in a home’s history, so it’s time to really start getting serious. Here’s what to do to start prepping for a relatively imminent sale.

 1. Reno the kitchen or bathroom

This can be subjective, but you’re probably safe doing an overhaul in this time frame if you are hoping to get some personal enjoyment out of your updates. Miguélez suggests, however, that you pick your decor carefully to avoid being stuck with an upgrade that’s already dated.

"A ‘trend’ is something that’s predicted to last roughly 10 years, so your safest best is to find a look that’s been on the upswing for roughly two to three years," Miguélez explains. "That means it will look relevant for a while, rather than something that is already five years old and potentially nearing its expiration date.”

Dawson recommends seeking the opinion of a local real estate agent, who can steer you to cost-effective updates that will increase the value of your home without over-improving it. And, she says, beware of DIY.

“If you don't have extensive prior experience, hiring a professional is going to be cheaper in the long run, because the DIY look is unappealing to your potential buyer.”

2. Get to organizing

This is also a good time to start cleaning out storage areas, closets, cabinets, the garage, the attic—anyplace you have an accumulation of stuff, Dawson says. Your future self will thank you for getting this time-consuming project out of the way now.

3. Have a home inspection

Very few sellers do this, but it’s smart to have your home professionally inspected right about now, so you won’t run into any nasty surprises when selling time rolls around.

“It is always less expensive to repair items before you get into negotiations with a buyer,” Dawson points out.

1 year or less

It’s crunch time, and now is the time to attend to all the high-traffic areas, as well as make improvements that will freshen up your listing.

1. Redo flooring

Pets and kids can scratch up your floors quickly, so wait as long as you can before refinishing floors. Replace carpet, too, if it’s dingy, and especially if it has pet odors.

2. Roll on a fresh coat of paint

Walls get dinged up constantly, so painting right before putting your house on the market can really make it sparkle. It’s also a quick job that you can get done in a week or two.

3. Replace all your accessory items

These are things like bedding, throw pillows, chair cushions, patio furniture, shower curtains, plumbing fixtures, cabinet pulls—all the embellishments that provide the “lipstick” for the foundational elements.  Shop those sales and switch out everything you can, Dawson recommends.

“You want the house to shine like a new penny, not appear to be well-loved," she says.

9 Gorgeous Spring Decorating Ideas to Usher in the New Season

Spring is officially here, and the days are longer and lighter—if not warmer, in some places. And with the new season comes a chance to hit the reset button on your home's decor. It's time to stash away heavy throws and that snowflake-themed doormat and bring out a brighter look.

"Springtime is your chance to renew the spaces you live in and take them out of hibernation," says Karen Gray-Plaisted of Design Solutions KGP.

To help you ease into the new season, we've gathered nine gorgeous ways to upgrade your interior and exterior style. The best part? They're cheap and easy. So what are you waiting for? Go ahead and bring some spring fling into your home.

1. Add cheery wallpaper

Quick and easy peel-and-stick wallpaper is ideal for spring, especially if you choose a joyful, bright print. Seek out lively patterns, including pink and green branches, pastel polka dots, or bird themes.

And if you're not sure you want to redo the entire room, put this temporary look on an accent wall. You'll still have a pop of springtime color, but with less commitment.

2. Display rustic birds' nests

What says "rejuvenation" more than the very structures that nurture life? Bring these natural elements inside by collecting old nests that you're certain aren't in use or by hitting up the crafts store for faux versions.

Place your nest collection under a glass cloche or fill it with fruit, flowers, or, as Easter approaches, colored eggs and bunnies.

3. Show off fresh flowers

Fresh flowers are a must this time of year.

"I love calla lilies, irises, and tulips in a bouquet placed in a nontypical spot such as your nightstand or bar cart," says Sara Chiarilli, an interior designer with Artful Conceptions in Tampa, FL.

And in the yard, look to pansies and azaleas.

"Azaleas [can act] as colorful and well-behaved foundation plants on the east side of your house, where they'll receive afternoon shade," recommends Matt Michaels of Lowe's.

"Pansies are a great springtime bloom because they're hardy in cold weather and come in an array of shades, many with bicolor faces," adds Rhianna Miller of RubberMulch. Plus, they thrive in both full sun and part shade and can be planted in pots, flower beds, and hanging baskets.

4. Change up your throw pillows

The beauty of a neutral couch is that you can change out your accessories with every season, Chiarilli notes. Pack away dark throw pillows and accent blankets, and go for lighter colors.

"If you live in a warm-toned house, pick yellows, soft pinks, and orange—and for cool tones, select light blues, greens, and silvers," she says.

5. Swap in brighter lampshades

Out with dark, tweedy toppers, and in with paler, more delicate shades. Pinks, lavenders, and lime greens herald the season, offering your living room a spring glow for not much money. Check out chain stores such as T.J. Maxx, HomeGoods, and Target for inexpensive lampshades for every room.

6. Switch to lightweight bedding

If you've been hibernating underneath dark, fuzzy throw blankets and heavy duvets, it's time to strip the bed! With warmer temps and brighter days on the horizon, consider lighter pastels for pillows and throw blankets.

"Rose quartz, for example, is the perfect springtime color, and it mixes beautifully with gray paint tones that have become so popular lately," Chiarilli says.

And remember, spring can bring on allergies. If you have special pillows and sheets (Allergy Asthma Technology makes hypoallergenic bedding), now's the time to bring them out, says Julie Coraccio, the home organizing expert at Reawaken Your Brilliance.

7. Display fragrant herbs and fruits

Spring is all about the green. Line up small pots of basil, thyme, and mint on your kitchen or laundry room windowsill, and breathe in the fresh, vernal scent.

Or pile bright green fruits such as Granny Smith apples, limes, pomelos, or Anjou pears into a bowl or shallow platter on the counter or dining room hutch.

8. Change your bathroom linens

A zippy new shower curtain is an easy spring upgrade—and it'll likely cost less than $30.

"And don't forget to change out your hand towels and candles," Chiarilli says. "It's so important that your home smell like spring when you walk through the door, so try jasmine, the perfect soft scent."

9. Paint the front door

The entrance to your home deserves a little springtime love, too. Consider slapping a fresh coat of paint on your front door—and think vibrant spring colors such as a zesty coral, a tranquil aqua, or a bright lemon yellow.

"Get a new doormat, and add a pretty wreath or door basket with silk flowers and greens," Gray-Plaisted suggests.

If you live in a cooler climate, try putting cold-hardy bulbs in your outdoor planters and then adding one to each side of your door or garage. Voila—a fresh entryway that makes it clear spring has sprung at your house.
